Downtown Zoning

Downtown Chapel Hill zoning is broken down into three types, TC-1, TC-2 and TC-3.  TC-1 allows for the lowest height and density and TC-3 allows for the highest height and density.  For a map of current downtown zoning conditions click here.  Developers interested in up-zoning a property may go through the rezoning process at the Town Council level.

TC-1

  • Maximum Primary Building Height: 44ft
  • Maximum Secondary Building Height: 60ft
  • Maximum Floor Area Ratio: 1.97

TC-2

  • Maximum Primary Building Height: 44ft
  • Maximum Secondary Building Height: 90ft
  • Maximum Floor Area Ratio: 1.97

TC-3

  • Maximum Primary Building Height: 44ft
  • Maximum Secondary Building Height: 120ft
  • Maximum Floor Area Ratio: 4.00
